Applicant FAQs

MINIMUM QUALIFICATIONS

Minimum qualification standards apply to all occupants ages 18+ and include, but are not limited to, requiring that applicants must: 

Have current U.S./State photo identification and a valid social security number.
Have a working phone number and email address.
Not have pets of any kind.
Agree to not smoke inside the property.
Be able to make online payments.
Limit occupancy to 2 people per bedroom.
Have no more than two working vehicles parking at the property.
Exhibit a responsible financial life, including no bankruptcies for the past 10 years and a credit score minimum of 500. 
Receive positive references from all landlords for the previous 5 years.
Not have any unpaid judgments or evictions from previous landlords, regardless of elapsed time.
Have a total monthly household income from all applicants that exceeds three times the rent.
All income must be from a verifiable source; unverifiable income, seasonal/temporary income, unemployment income, and tax credits/refunds will not be considered. 
Have sufficient income after expenses to cover rent.
Be able to pay the full first month of rent and all additional money due prior to taking occupancy.
Be able to have all utilities turned on in the tenant's name prior to taking occupancy.
Exhibit a pattern of responsibility on a criminal background check.
